Most Auckland homeowners don’t think about their wiring until something goes wrong. But in a city with a large stock of pre-1970s homes, wiring problems often develop slowly — and the warning signs are easy to miss until they become urgent.

Here’s what to look for, and when to call an electrician.

Warning signs your home may need rewiring

Lights that flicker or dim unexpectedly
Occasional flickering can be a loose bulb. Persistent flickering — especially across multiple rooms, or when you turn on an appliance — points to a wiring fault. Loose connections in ageing wiring create resistance, which shows up as flickering or dimming.

Fuses or breakers that trip regularly
A breaker that trips occasionally after overloading a circuit is normal. A breaker that trips repeatedly with normal loads, or that you have to reset more than once a month, is indicating a problem with the wiring feeding that circuit.

Burning smell or discolouration around outlets
Any burning smell near a power point or switch, or any brown or black discolouration around a socket, should be treated as urgent. This indicates heat buildup — a direct fire risk. Turn off the circuit at the switchboard and call an electrician before using that outlet again.

Outlets that spark, feel warm, or are loose
A small spark when plugging something in is usually normal. A significant spark, a warm outlet, or an outlet that wiggles in the wall indicates wiring issues that need attention.

Old-style ceramic fuses
If your switchboard has ceramic fuses rather than modern circuit breakers, your wiring is likely original or very old. Ceramic fuses offer minimal protection compared to modern RCDs and circuit breakers, and the wiring they’re connected to is almost certainly due for inspection.

A home built before 1970
Auckland has a substantial number of pre-war and post-war bungalows and villas. Homes built before the 1970s frequently still have VIR or TRS cabling — rubber-insulated wiring that degrades over time and becomes brittle. This type of cabling is a known fire hazard and is not compatible with modern switchboards or RCD protection.

What does a rewire involve?

A full house rewire replaces all existing wiring from the switchboard to every outlet, switch, and light fitting in the home. It also typically includes a new switchboard with modern circuit breakers and RCD protection.

In practical terms:

  • Most Auckland homes can be rewired in 2–3 days
  • Power is typically off from around 8am and restored by end of day during the job
  • Some ceiling and wall access is required — your electrician will discuss the extent of this upfront
  • The work is signed off with a Certificate of Compliance (COC) and an Independent Record of Inspection

In many older Auckland homes, rewiring is done alongside other renovation work — which reduces disruption since walls are already open.

Does your Auckland home need a full rewire or just repairs?

Not every wiring problem requires a full rewire. If a single circuit is causing issues, or if a specific area of the home has a problem, targeted repairs may be sufficient. The only way to know for certain is an inspection.

At Northern Lights Lighting and Electrical, we assess the wiring in Auckland homes regularly. We’ll tell you honestly whether you need a full rewire, targeted repairs, or just a switchboard upgrade — and give you a clear written quote before any work begins.

What does rewiring cost in Auckland?

Home type Typical cost range
Small 2–3 bedroom home, good access $8,000 – $12,000
Standard 3–4 bedroom home $12,000 – $18,000
Large home or difficult access $18,000 – $28,000+

These are guide ranges only. A free site assessment gives you an accurate figure for your specific property.

Common questions

Can I stay in the house while rewiring is happening?
In most cases, yes — with some planning. Power is typically off during work hours but restored each evening.

Do I need council consent for rewiring?
No — electrical work is consented through the electrical licensing system, not through council building consent. Your COC is the relevant document.

Will rewiring damage my walls?
Some access is always required, but an experienced electrician minimises this. In most cases, the plasterwork required is small and can be repaired and repainted.

How do I know if I have VIR or TRS cabling?
Your electrician can identify this during an inspection. Visually, the wiring may appear cloth-covered or have a rubber outer sheath that looks cracked or brittle.
