Most electrical work in Auckland homes falls into three categories. Understanding what each involves — and when you need it — means you can make informed decisions rather than waiting until something goes wrong.
John Graham, Certified Master Electrician at Northern Lights Lighting and Electrical, explains each one.
1. House rewiring
Rewiring replaces the electrical cables running through your home — from the switchboard to every outlet, switch, and light fitting. It’s the most significant electrical job a home can need, but also one of the most commonly deferred.
When you need it:
- Your home was built before the 1970s and hasn’t been rewired
- You have VIR or TRS cabling (rubber-insulated wire that degrades over time)
- You’re experiencing persistent flickering lights, frequently tripping breakers, or burning smells near outlets
- You’re planning a major renovation and walls are already open
What it costs: A standard 3–4 bedroom Auckland home typically costs $12,000–$18,000 to rewire fully. A partial rewire covering specific circuits is less. A free site assessment gives you an accurate figure.
What you get: A Certificate of Compliance (COC), independent inspection sign-off, and a home that’s safe to live in and insurable without caveats.
2. Switchboard upgrade
Your switchboard distributes power to every circuit in your home. Older switchboards — particularly those still running ceramic fuses — weren’t designed for modern electrical loads and lack the RCD protection that’s now standard.
When you need it:
- Your switchboard still has ceramic or rewirable fuses
- Breakers trip frequently with normal loads
- You’re adding new circuits — heat pump, EV charger, additional rooms
- You’re buying or selling a home and the switchboard is flagged as a concern
What it costs: A standard residential switchboard replacement typically runs $2,000–$3,500 plus GST, including the COC and independent inspection.
What you get: A modern switchboard with circuit breakers and RCD protection on all circuits, COC sign-off, and capacity to add new circuits as your needs change.
3. Electrical safety inspection
A safety inspection is an assessment of your home’s electrical installation by a licensed electrician — checking wiring condition, switchboard safety, RCD coverage, outlet and fitting condition, and compliance with current standards.
When you need it:
- You’ve just purchased a home, particularly an older one
- Your home hasn’t had an electrical inspection in more than 10 years
- You’re about to start a renovation and want to understand the current state
- You’ve been having recurring electrical issues and want a clear picture
What it costs: A residential electrical inspection typically costs $150–$350 depending on the size of the home and scope. It’s the cheapest way to find out what your home actually needs before committing to larger work.
What you get: A clear written assessment of your electrical installation, any issues identified, and a prioritised recommendation for what needs attention and when.
How the three connect
These three services often relate to each other. An inspection identifies the need for rewiring or a switchboard upgrade. A switchboard upgrade is sometimes a prerequisite before adding new circuits. A rewire includes a new switchboard as part of the job.
Starting with an inspection is often the right first step — it gives you a clear picture before you spend anything else.
Common questions
Do I need all three?
Rarely all at once. Most Auckland homes need one or two of these over their lifetime. An inspection will tell you which apply to your property.
How often should I get an electrical inspection?
Every 10 years is a reasonable interval for a home with no known issues. More frequently if the home is old, has had recent water damage, or has had DIY electrical work done.
Can I get a quote for rewiring or a switchboard upgrade without an inspection first?
Yes — we can provide a quote based on a site visit. For larger jobs like rewiring, a quote visit and an inspection are essentially the same thing.
